This magnificent and very comfortable family home is set in an acre of lovely gardens and bluebell woodland. It is surrounded by a further three acres within the Llanfendigaid Estate - scenic farmland with magnificent views of beautiful scenery and glimpses of the sea. There is a small sand and shingle beach nearby and even a 'private' request train station on the Barmouth line. The house is perfect for those (old and young) looking to recreate Enid Blyton adventures - your own 'private' beach with caves, a rope swing in the woods, secret cupboards and hidden doorways.
Llanfendigaid is listed by CADW as Grade II - an award only given to historic houses of exceptional interest and quality. This large and elegant house is packed full of antiques, history and character - it is well loved and has a warm friendly feel. Although some parts of the house are a little 'shabby chic'; this doesn't distract at all from the amazing feel and magnificence of the property.
Entrance to the house is through the large hallway with historic portraits and views across front garden. The pleasant drawing room has a log burning stove, sofas, stereo/DVD/CD radio, books and magazines, and a spacious living room provides another log burning stove, large corner sofa, flatscreen TV and pretty window seats. The dining room is a magnificent room with historic portraits - see who you recognise - and dining table and refectory style seating for 20. The kitchens (yes there are two) have ample storage, a cream Aga, an electric Rangemaster stove, washing machine/dryer, microwave, dishwasher, very large fridge and chest freezer.
The first floor is approached via two staircases - one from the main hallway and the rear stairs from the kitchens - onto a large landing with antique rocking horse and stunning sea views. On this floor are five bedrooms; the main bedroom has a super kingsize bed, a walk-in wardrobe and a wooden cot in an adjoining nursery annex. Two bedrooms have kingsize beds and there are two with twin beds. Also on this floor is a spacious bathroom with a large bath, large separate shower, basin and separate WC and a shower room with walk-in shower, basin and WC. There are a further four bedrooms on the second floor - a double 'Africa' styled bedroom with wooden cot and two low level sash windows (please supervise children), two twin rooms and a small but interesting shaped single room with some restricted headroom - and a bathroom with rolltop bath, WC and washbasin.
Guests at Llanfendigaid have use of a 28' x 14' indoor heated swimming pool. This is shared with Llanfendigaid, two other cottages and people staying at the small Caravan Club CL (certified location) on the estate. This is restricted to five pitches and is a good distance from the main house and secluded by trees. The estate also boasts its own small walled garden where vegetables and other produce are grown - these are available to guests to buy subject to availability.
The house is approached from a private driveway, which sweeps through the lawned front gardens from the lane. There is some outdoor furniture at the front of the house overlooking the croquet lawn and plenty of additional seating and a firebowl (bring your own charcoal) in a secluded barbecue area set back from the lawns. It provides an excellent hideaway for evening dining, although it is a walk back to the fridge! There is ample parking and guests also have use of 300 acres of farmland, woodland walks and seating benches with some of the best views in Wales. Please note there is a stream in the grounds so children should be supervised. Children should also be supervised in and around the swimming pool.
Llanfendigaid is not suitable for rowdy parties as it is very old and not robust enough although more sedate parties are fine. If you are looking for somewhere to hold a rowdy party, please let us know as we may be able to suggest a better alternative.

Two cots and a high chair are available. A stairgate is available for the rear staircase - the design and width of the front staircase makes it unsuitable for a stairgate but if the doors from the dining room to the main hallway are closed, this still gives ample space for little ones to explore without having access to the front staircase.
WiFi is available but given the location of the estate it is satellite based which is priced by the provider on a usage basis. For this reason only access for simple browsing and email is suggested - all bookings will receive 2 x free vouchers for 500Mb of data. Additional data vouchers are available from the owner subject to an additional fee. A Skype telephone is available and again this is charged as used.

THINGS TO DO
Excellent opportunities abound nearby for walking, bird watching, climbing and cycling.
Nearby Tywyn (5 miles) has a sand and shingle beach and is the terminal of the Talyllyn Railway, one of the famous "Little Trains of Wales".
Aberdyfi (7 miles) has a good choice of bars and restaurants, a first rate golf course and 5 miles of golden sand and dunes with excellent sailing.
A BEAUTIFUL WELSH HERITAGE
The Llanfendigaid Estate has been owned by the Nanney-Wynn family and their forebears since records began in AD 1241. An estate map from 1780 shows that the original estate stretched along the Welsh coast from Harlech in the north to Aberystwyth in the south. However, since the collapse of many of the great British estates in the 1920s, Llanfendigaid Estate has gradually reduced in size to a much smaller patch within the Snowdonia National Park on one of the most attractive stretches of the Welsh coastline.
A little piece of heaven. Seldom has a place been made as lovely as Llanfendigaid. Very comfortable homely house. Need longer to see everything. We will be back. I found it very easy to imagine life here hundreds of years ago, very beautiful. A wonderful week with incredible sunny weather in this wonderful house. Thanks a lot, we really enjoyed it!!! We booked Llanfendigaid and Dove Cottage for a hen do for 20 people. The photos on the website really don't do it justice. The downstairs living space is huge. There is a drawing room, living room, large kitchen, large dining room and a huge utility, as well as a small room by the stairs and a huge entrance hall. The house is old and some of the decor matches its age which gives the house a lot of character. The customer services throughout the booking was brilliant and on arrival we were met by Graham who was lovely and gave us all the info we needed. We booked spa treatments with My Personal Sanctuary who were recommended by the owners of the house and they were brilliant. We also booked a caterer (Sonia Willard) who was fantastic and very good value for money. The swimming pool on the estate is a great facility and you can come and go as you please. The estate is in the middle of nowhere but that is all part of the experience. It's a short drive to the beach and we booked to do paddle boarding in aberdovey which is about a 10 minute drive away. We intended to have a relaxing weekend away and that is exactly what we got. The accommodation is brilliant value for money and we got so much more than we would have done anywhere else. We will definitely be going back either in a large group or in smaller groups in the cottages available.Kim F - 7th September 2015
